Everyone Benefits From Lease Options

Friday, September 18th, 2009

These days, the real estate markets all around the globe are hurting. Sellers are having problems finding buyer and buyers are having trouble getting mortgages. It is not so easy for real estate agents to make a living right now. The days of simply listing your properties with the expectation to sale quickly are gone. Now is the time to tap into your creative side. By doing so, you will be able to not only survive in today’s real estate market, but you will actually be able to thrive.

How Do Lease Options Work

With lease options, the seller and the buyer come to an agreement on an option that will give the buyer the opportunity to purchase the home within a specific time frame. During this time, the buyer will be leasing the property from the seller. When the time is up, the buyer has to either purchase the property or lose the money paid for the option fee. In addition, during the set time of the option, the seller cannot sell the property to any other buyers.

For The Seller

The seller is able to take advantage of a number of benefits when selling their property on a lease option, such as:

• Beating the competition
• Collecting rent on an otherwise vacant property
• Getting a higher selling price
• Ability to sell even in a down market
• Ability to sell the property, not just rent it

For The Buyer

The buyer also receives a number of advantages when buying a lease option:

• Moving onto the property immediately, even if you do not qualify for a mortgage
• Build credit and save up for a down payment while occupying the property
• No obligation to purchase the property

For The Realtor

Not only are real estate agents still paid for lease options, they even make more money. Once the buyer and the seller come to an agreement on a lease option, the buyer pays the option fee. This money goes to the seller, but when the seller or buyer is represented by an agent, a portion of the realtor’s commission is paid upfront out of the fee. So you see, everyone benefits from lease options.

Say Good-bye to High Risk Property Investments

Monday, December 29th, 2008

Bid farewell to risking everything you have to invest in the real estate market and hoping you will succeed. Welcome with open arms, huge profits from small investments through property options.

Property Options Make It Possible

Property options make it possible for you to put your money into real estate markets all around the globe, all the while making a considerable profit. The biggest benefit that you will be able to enjoy is that you will lower the amount of risk that you take in comparison to the risk you face in the traditional real estate market.

When you decide to invest your hard-earned money in property options, you will actually be reducing the risk you are taking, speaking in terms of money as well as credit investment. You will continue to profit by owning the property options without the stress and worry that comes with investing in the traditional real estate markets. It would not be in your best interest to avoid property option investments if you truly aim to make a considerable profit by only risking a small amount of money.

Options For Reducing Investment Risk

There are many different ways that you can reduce the amount of risk you take when investing. You will not have to pay huge sums of money to own a piece of property; instead, you simply pay a minute fraction of what you would in the traditional real estate market. You will not have to make a down payment or negotiate a mortgage on any property; you need only to make a small payment in order to purchase the option. This factor alone greatly reduces your risk factor, a benefit you are not privy to in the traditional real estate market.

Another great benefit of property options is that you do not have to worry yourself with maintaining the property and keeping up with tenants, which reduces you risk level that much further, while still providing a desirable return on your investment.

It seems as if every day there is a new concern about real estate investments. The situation in the United States does not seem to be getting any better for property owners. This is cause for concern to investors and would-be investors all over the world, including Australia. Many investors are so worried because they have not yet considered all of the options that are currently available to them.

Still Safe Investments

If you are looking for a safe method to property investment, Mark Rolton can guide you through the techniques that he used to build a fortune with property options. His methods significantly reduce the rate of risk that you put into your investment. The techniques that you will learn from Mark Rolton and his experienced team of investment experts at Massland will provide you with security, no matter what state the market is in currently.

Market Insulation

Property options provide you with a way to invest in real estate without having to invest a huge amount of money up front. Traditional real estate requires you to put down a huge deposit on a piece of property. The market is just too risky for that because you could end up losing your entire investment. However, with property options, you will not have this problem. The amount that you invest up front is not only much lower than what you would have to put down in the traditional real estate market, but you also stand less of a chance of losing your initial investment.

The damage being caused by the housing market in the United States does not affect property options. Actually, people who invest in property options have a better chance of continuing to make a profit. Do your research, learn what you can and then dive right in, and start building your own fortune.
