Magnetic signs and vinyl decals can be used to find people who are ready to sell. Just a simple, “Sell Your Home” along with your contact information is a great way to get the word out that you are looking to buy properties. Just imagine a father of three is on his way home after being laid off due to company cutbacks and has no idea how to find a way to keep his family out of the poor house. He pulls up behind you at a red light and sees your decal. He immediately realizes that a smaller home would fit better into his budget and is motivated to sell his current home. It really is that simple.

Networking

Make an investment in some business cards that state that you buy property and your important contact information. Give some to others in your network and ask them to pass them along to others outside of the network. Establish a presence on the Internet to really take advantage of networking. If you do not want to set up an entire website, at least sign up with a few social networking sites and be sure to include your contact information so motivated sellers can find you.

Save Some Extra Money

Everyone knows that when you are buying a new home you need to save your money. But it is important to not spend all of the money that you have saved on your down payment. You will still need money once you move into your home so you will want to make sure that you don’t spend all of your money on your down payment. Some of the things that you can expect to have to purchase when you buy your first home are yard equipment, appliances, tools, and other various items. Having funds set aside for these expenses can make your move much easier on you.

Take Notes

When you are looking at houses it is a good idea to bring along a clipboard and some paper and take extensive notes on the properties that you look at. This is especially important if you are looking at several different houses. Having a clipboard and paper to write things down will help you to organize your thoughts and remember which house had which features. Write down your first impressions as you walk into the home and each subsequent room. Write down both the good and the bad things that you notice about the house. Having these notes can really help you when the time comes to making a decision about which house you want to make an offer or bid on.

Capture The Moment

Another way to remember what you did and did not like about the houses that you look at is by taking photos while you are there. Find out from your real estate agent before hand if this is allowed and if it is then take pictures of the house as you tour it. When it comes time to deciding which property you want to buy these pictures can help you make the right decision and help to make your decision easier.

Important Things To Consider When Purchasing A New Home Part 4

The Little Things Matter

When you are looking at a home make sure that you take your time and pay attention to the little things. Often times buyers get caught up in the big things, like the size of the kitchen, or the size of the yard or number of bedrooms, and forget about the little things. Sometimes these little things can become big problems. So when you are walking through a property stop and check out the small stuff too. Take your time and pay attention to these following things:

  • What’s That Smell? - notice the way the house smells as you walk through it. A strong odor, particularly a strong musty odor, can be a sign that something is not right with the house. This would warrant further investigation and could be a sign that the house has a mold problem.
  • How Clean Is It? - if the house has cobwebs in the corners, dirty windows, a weedy over run lawn and crumbling driveway than the sellers of the house obviously did not spend a lot of time taking care of the property. And while this in itself may not be a big deal it should sound some alarms in your head. Chances are that if the sellers did not look after the little things they also neglected the bigger things as well such as the plumbing and heating. Make sure that the house that you buy has everything properly installed and that no shortcuts were taken.

Buying a new home is fun and exciting. It can be a great adventure, or a nightmare depending on how you go about it.

So far we have discussed several important things to consider when you are purchasing a new home such as taking your time and finding what you really want. In this installment we will continue to look at important things to consider when purchasing a home.

Get An Inspection Done

Everyone has heard that home inspections are very important, but some people, in their rush to buy a home, will skip over this important step in an attempt to save time and money. Don’t do it. A home inspection is extremely important. The cost to have an inspection done is well worth it. Especially if you find out that something is horribly wrong with the house that you want to buy. Knowing what you are getting into is a very important part of buying a property.

When you have your home inspection done it is also important to go with your home inspector and be there when the home inspection is being conducted. This can further help to save you money in the long run. By being present at the inspection you will be able to ask questions and see what kinds of problems exist in the house with our own eyes. This will help you to make a more informed decision on whether you want to buy the house after all. It is also a good idea to talk to the inspector about any repairs that need to be made and ask for an estimate on how much it will cost to get those repairs taken care of.
