Situations such as this are rarely ever the fault of the real estate agent because of external parties who have a tendency to make the task of exchanging property and finance a less than smooth transaction. In spite of all this, it is the real estate agents that get all the opposition, and in most cases end up on the phone being yelled at by angry investors.

The real estate industry is made up of a wide variety of agents. Some real estate agents are truly successful and work hard to do the best possible job they can for their clients, finding ideal properties and getting the perfect prices. On the other hand, there are also those agents who are only out to turn a quick dollar.

Finding the real estate agent that is right for you can be quite a difficult task, research is the best weapon you have in your arsenal. You can find out about the best real estate agents through word of mouth by talking to people who have done business with these professionals in the past. You can also check forums on the Internet for personal recommendations.

Make it a point to take the time to research the experience and history of each particular agent before you start a business relationship. A few hours researching on the Internet can save you hundreds or even thousands of dollars by dealing with the right real estate agent.

What To Look For In A Real Estate Agent

Your real estate agent should be professional and dedicated to their work. They should have a love of real estate and a desire to help people find that perfect home. They should be passionate about what they do and how they can do it better. And they should definitely be interested in your property and see the good in it that you see. A real estate agent who does not love your property but who is just looking to get another listing under their belt will not do as well for you as one who really likes you home and sees it for the special place that it is.

Be The Boss

When you are looking for a real estate agent to help you sell your home it is very important that you hire someone who will work hard for you. Don’t just go with the first agent that you talk to or the agent with the flashiest advertisements. There are a couple of things that you should be sure to do when you are hiring a real estate agent to sell your home.

  • Sit down and talk to more than one agent. Don’t make a quick decision after talking with just one agent. Make sure you talk to several.
  • Remember that you are hiring someone to help you sell your biggest asset, your home. You are the boss and you are looking for an employee to work for you. You want to make sure that the real estate agent that you hire will work hard for you.

Make a list of questions that you want to ask the real estate agents that you interview and take notes as you talk with the agents so that you remember what their answers were.

Rules To Know When Buying A Home Part 2

Once you have found the perfect house and you are sure that it is the one that you want to buy, it is time to put in an offer. An offer is a written statement that tells the seller what you are willing to pay for the house. Your agent will have you sign the paper that tells what your offer is and give it to the seller’s real estate agent. Then you wait. Once the sellers get the offer they generally have a certain amount of time to think over what you have offered and make a decision about it.

What Happens When You Put An Offer On A House?

Once you have submitted your offer and your real estate agent has given it to the sellers agent there are three things that can happen. Either the sellers will accept your offer, they will reject your offer, or they will counter-offer a price that is somewhere between what you offered and what they wanted originally. Then the ball is in your court again to decide if you are willing to pay the amount that they counter offer.

An Example Of An Offer And Counter Offer Scenario

Say that the house of your dreams is listed for 500,000. You determine that you are willing to offer 460,00 for the property and you present that offer to the sellers real estate agent. Instead of accepting your offer or flatly denying it, the seller than counter offers with a price of 485,00. Now the decision has to be made as to whether or not you are willing to pay that much money.

The process of negotiating the price of real estate can seem a bit confusing, but it really comes down to how much money you are willing and able to pay for a new home.

If you are looking for a home it is important to know what the rules are. There is a lot involved with buying a home and at times it can seem overwhelming, and it can even seem discouraging and disappointing at times. In order to ensure buying success you will want to keep a few things in mind.

In most instances real estate agents conduct all of the negotiating in regards to buying and selling property. It is not in your best interest to try to do negotiations by yourself, if an agent is involved. That means that if the person who is selling the home has enlisted the help of a real estate agent, your best bet is to go through your own real estate agent as well. This is the best way to ensure that you get fair representation. If, at any time, the seller’s real estate agent tries to go over your own real estate agent’s head and talk directly to you, immediately talk to your own agent. This is underhanded, sneaky and bordering on unethical behavior.

What To Do When The Sellers Don’t Have An Agent

Sometimes people will sell there home without the assistance of a real estate agent by doing a for sale by owner. If that is the case you can still enlist an agent to work with you and help you through the myriad of details that are involved in purchasing a home. You don’t have to get an agent if you don’t want to, but it will make your buying experience a lot easier. If you choose to go the route of not using a real estate agent, then you will need to hire a real estate lawyer to help you with paperwork and contracts.
