Many people have a dream to buy a piece of land on which they can build their dream home. However, you will discover several things that you need to be aware of if you plan to purchase land.
First of all, it is important to note that it is typically more cost efficient to purchase land out in the countryside than it is to purchase land that is close to the city. However, if you are purchasing land as an investment, you want to go where the people are, so the city may be a better option under certain circumstances.
A major factor to consider when you are in the market for a piece of land is the zoning requirements. Be sure to check in with the local authorities in the area, including city, county and state offices, to determine the zoning ordinances. Once you know the zoning requirements for a piece of land, then you will be able to determine what type of structure you can build on the property.
The main thing to consider when you are looking for a piece of land to build either your dream home or an investment home is location. Take the time to drive around the area surrounding the land that you are considering purchasing. Also, do adequate research online, such as checking on the crime rates, schools, cost of living, utilities and commuting times major cities.
One of the best ways to determine if the area you are considering is right for you is to talk to the people who know better than anyone else, the people who already live there. Walk around the neighborhood, if you see someone watering the lawn or checking the mail, you may consider introducing yourself as someone interested in the neighborhood and ask his or her opinion of the area.

Hi Sean,
This is great advice for purchasing land. There are so many factors to consider so you really have to do your research. I think it’s a great idea to talk to the local residents before you buy.
Property in the city tend to double every 6-10 years…rural areas not so much. Another option if you live in a city may be to rent out your house and buy in the country for yourself…and definetley talk to the neighbours!
