Top Tips For Selling Your Home Fast Without An Agent Part 2

home-soldIn our last installment we looked at three things that you can do to sell your home quickly without using an agent. In this installment we will continue to explore how to make a quick sale of your home.

  • Don’t Oversell Your House. People don’t want to talk to a slick tongued sales person. Be yourself and talk to people in a relaxed and genuine way. They will appreciate your honesty and openness and be more apt to trust you.
  • Don’t Talk Yourself Out Of A Sale. When you have a potential buyer in your home be sure not to talk too much to them. Give them basic details about your home and the features that it has but don’t go into detail about how your nephew threw up all over the carpet in the living room or how your last dog liked to mark his territory in your bedroom closet. Also don’t answer the phone while you are giving potential buyers a tour of your home. It is rude. Give your buyers your full attention. Answer any questions they have in a clear and concise way. Be relaxed and natural and it will go a long way towards impressing any potential buyer.
  • Give Them Something To Look At. Make up a singe page flyer to present to any potential buyers when they come to look at your home. This flyer should include the address and price of the home as well as details such as lot size, number of bedrooms, the size of the home, number of bathrooms and anything else that is pertinent. This paper should also include contact information and, if possible, a picture of the home. Many times buyers may look at several homes in one day or over the course of their house hunt. You want to make sure that they have something with them about your property to help them remember it.

Hi Sean,

These are great tips but I really like the one about making up a flyer to give prospective buyers. Even though I wouldn’t sell my own property; I think this is a great idea.

By giving the buyers something to remember the house by; you’re keeping it at the front of their mind. Great strategy.

Sometimes it is better to be a good listener than be a great talker. The buyer will have a fair idea of what they are after and if you can listen to them and perhaps accomadate their needs you will have a much better chance of closing the deal. The flyer is a cool idea, and also inexpensive.
