An open house is a great way to show off your house to potential home buyers. When you are trying to sell your home half the battle can be just getting a buyer through your door. Once you have potential house buyers in your home you need to make sure that you present your home in the best possible light to really impress them.

This means that it needs to be clean. Nothing will turn a potential buyer off like a dirty neglected home. If you get a buyer to come into your house and it is dirty and unkempt chances are that buyer will look elsewhere and not purchase your home. Before anyone comes to look at your home make sure that it is clean and sparkling from top to bottom.

Often times it is the little things that will impress a potential home buyer and make them want to buy your home. In a tough market you will need to do everything in your power to make your home the most appealing and attractive one to buy. To get some good ideas for how to really make your house look great try visiting some model homes that have been professionally decorated for inspiration. You may also want to go visit other homes that are for sale in your area to get an idea of what these homes are offering compared to what your home offers.

Another important thing to consider when you are trying to sell your home is how the house smells. Smells can evoke many different emotions and feelings but if your house smells bad or foul the only emotion that your house will evoke in potential home buyers in revulsion and disgust. These are not emotions that you want home buyers to feel when they consider your property, so make sure that you house smells nice and yummy. A good way to do this is by lighting candles, brewing coffee, or baking bread or cookies.

Hi Sean,

Thanks for the great tips to impress a potential home buyer. I love the idea of making bread and brewing coffee. I think everyone loves the smell of these things because they generally invoke happy memories.

I had never given a thought to improving the smell of a house to influence a home buyer. Good point though and every little thing you can improve definetly increases your chances of selling at a higher price.
