When it comes to property investment, first impressions are key. Just as the appearance of the property from the curbside may deter a prospective buyer from inspecting closer, the view they see inside the house will determine whether or not they decide to make an offer to purchase the property.
Prospective buyers must be able to envision themselves as the owner of the property. In order to attract significant offers for your property, you can stage the property. Staging a home is a great way to prepare the home for sell and make the best first impression of potential buyers as possible.
In some cases, it may be nothing more than giving the home a good cleaning and setting out a vase of fresh flowers. In other cases, you may need to hire a professional consultant in order to determine the best decorations and furnishing for the home to give the best possible presentation for prospective buyers and sell the property quickly.
Cleaning the property and making sure that it is free from any clutter is critical. Everything inside the home should sparkle and shine, especially in the bathroom and kitchen areas. Be sure to wipe down all counters and be sure that all of the closets and cabinets are neat and organized. Remember that too much is distracting and can make the rooms seem small and cramped, not a good first impression at all.
Take out any furniture that is blocking the natural flow of traffic inside the home. Walkways to the windows and doors should be clear and free from clutter. In addition, you need to make sure that all of the windows, including the window screens are properly cleaned.
On the outside, be sure the lawn is nicely trimmed and weeded. Make sure that all sidewalks and driveways are free from any clutter. You only get one chance to make a first impression, so make sure it is a good one.

Hi Sean,
You’re right; first impressions count in life and that includes property investment. I think if you want the property to sell quickly; or at all; it makes sense to showcase it in the best light possible.
Thanks for these simple tips. Everyone can do these things and it’ll make a big difference to not only how long it takes to sell the property but also how much you’d get for it.
Some great pointers here. I agree with Jazz that first impressions really count. Another way to stage a property is to ‘hire’ some of the latest technology…like a huge plasma tv. They are cheap to rent and they make the place look a whole lot better.
