Get Ready For Open House

When the time comes to show off your investment property, you need to ensure that your property is presented in a manner that prospective buyers will find alluring. You will discover that there are a number of specific tasks that must be taken care of to make sure that you are ready for your next open house. It makes absolutely no difference if you are showing the property on your own or if you have hired a real estate professional to handle the open house for you, make sure that you are well prepared in order to find the right buyer for your property.

Cover Your Tracks

Prior to showing your property at an open house, it is a good idea to have the carpets in the home properly cleaned. This may cost you a few bucks, but if you are determined to move your property, it is a task that must be done. One of the first things prospective buyers will notice when they enter the home is the carpets, dirty carpets could most definitely hurt your sale. It only takes a small investment to make sure your property brings in a huge return.

How Is The Weather?

You cannot simply decide that you want to have your open house on a specific day and the sun will shine and the birds will sing just because you said so. You have to plan ahead and check the weather forecast before setting a date for your open house. Stay away from days with rain in the forecast, because few people will be out shopping for a new home on a rainy day. Aim for days with expected sunshine to hold you open house with the greatest success.

Spread The Word

If you are planning to host an open house to sell your investment property, you must take the time to advertise. You can use conventional methods of advertisement, but do not fail to embrace the power of word of mouth. Let everyone know that you are planning to host an open house. The people you tell will tell other people, who will tell more people, and before long, you will have the ideal audience for your open house.

  1. Hi Sean,

Again, great tips to show off your investment property and give yourself the best possible chance of selling it. You need to make it visually appealing and highlight the positive aspects of the property.

These are all basic tips and yet I’ve been to open houses where they weren’t done. I always wonder if the property sold for what they wanted, or as much as it could have.

When you get ready for a open house its not often you ever think of the weather, so this tip is great and could save people selling their property or investment property alot of time and money. It is also good to get another person or fresh eyes on how the property looks , when we see something all the time we often forget to really look at it.
