Along with everything else, the Real Estate market has had to adjust to the Internet and my opinion is that this has been for the better. In one hour you can search through10-30 properties, which if you had done so by driving to each with in your car it would have taken days to do so.
With Broadband speeds improving, better resolution of photos and sellers and agents realising the huge potential of the internet, a picture can really say a thousand words. It can also give you the opportunity to quickly research the surrounding areas and with the use of Google Maps easily assess the surrounding houses and terrain.
Looking at homes online also means that you can easily assess properties in other states of Australia – and also Internationally.
Hopefully for Real Estate Agents as well this can free up there time and maybe their conversion to time invested with a client ratio improves (and maybe lower commissions!)
We have had our home for sale for a while now and having it on the internet has opened up our range of buyers to worldwide. We have also listed on a private home selling site which we have had a couple of queries from. The agent has actually bought quite a few out of towners through who have looked at it on the internet.

I have used the internet to search for online real estate to buy.
You can be looking at any time day or night and it cuts down the number of properties you have to physically see before you find the right Real Estate property for you.
A few years ago who would have thought that they could be buying and selling real estate through online social media sites ?
Before I walk into a property I already know if I will make an offer, or it is right for a client thanks to the research the internet offers.

Certainly the explosion of online use really means that businesses have to follow suit.
People do like to browse and look online, then make decisions without always enlisting the help of a middle man.

I always thought that people preferred to buy homes in person but I guess thats just my lack of imagination. Social media is growing at a rapid rate & is used for a great variety of things so why not buying & selling real estate right? Thanks for this post, I have learned something today!
The internet has really changed our lives, looking at Real Estate online saves a lot of time and opens up a lot of options with properties which wouldn’t have been considered when searching the traditional way. It’s great to be able to rule out properties that don’t meet your criteria by checking them out online. I think advertising your property on the internet is essential these days.
My husband and I have tried selling our house so many times and in so many ways. We’ve tried real estate agents and were sadly disappointed and aggravated by their lack of professionalism, kindness and effort. With no faith left over to try any other real estate agents we listed our house ourselves.
We listed our house on free sites in a silent auction format and received a lot of interest just not in the amounts we needed. We did have our house for sale website ranked number 1, 2, 4 and 5 through Google Canada 24 hours after launching and received an amazing response and have a pretty substantial list of people interested in it.
When we do sell it we’ll save a bundle doing so online and avoiding aggravating real estate agents.

Absolutely the internet saves time, especially when there’s pictures of the property being sold. Real estate can be tricky, especially when you’re buying non local properties which can always be an option when buying and selling investment homes. As long as the investment property is marketed online correctly big money can be made.

This is a great site you have started here and will be very in demand as people start to seek out more and more online information for buying property.
Australia and New Zealand have the most over inflated real estate prices in the world. The prices will come down very soon I believe when the next housing bust happens in USA (very soon!)
In a few years time it will be an absolute buyers market, however, there are still bargains to be had in growing areas around the country and,it’s just a matter of knowing where those areas are!
I have never bought a property on the internet ‘site unseen’. Have you?

Smart Real Estate people are getting more and more into the groove with the use of the internet. I actually wonder if anyone looks at newspapers anymore for places to rent or buy. As Jayne says above, utilising the internet just saves so much time when weeding out what you will really like to see.
Some RE sites show very little – and others do a great job – which I think would get them first pick from searchers.

Readership for newspapers has gone drastically down as the Internet has made the most up-to-date news in print old. With Twitter and Facebook news is spreading faster than ever before so there’s little need to subscribe to anything local. I know I cancelled my subscription years ago as I learned more about the happenings from word of mouth than I did from their reports.
With Craigs List and Kijiji being two major factors of free advertising, buying and selling investment homes online has made advertising in newspapers costly and inefficient. More people are searching with their computer than picking up a printed listing. This makes it more effective to buy and sell online as well as it’s immediate. You don’t have to worry so much about something already being sold as it can simply be deleted from an online search.
Buying and selling investment homes online is the only way to go. When I bought a property late last year I did all my research online. I even used google street view to look at other houses in the street to determine whether it was worth driving out to . I would also use google earth to see if the back yard was big enough etc.
You can also learn a lot from social media eg, what people think about a certain area etc.

Real estate agents are everywhere even if they don’t have the title or training. We are each real estate agents for our property as it seems houses are listed more often online than marketed through professionals.
Buying and selling investment homes is a big thing, and the Internet is a great source to look for (additional) information.
I have to admit, the idea of checking out a property (at least from the outside) with Google earth or maps and streetview is very clever. I tried it with a house we thought about relocating. And it definitely helped to decide if it is worth while to have a closer look at it.
@ Elly – It is a buyers market in Canada right now, at least in my city of Moncton, New Brunswick. Over the past few years we’ve tried to sell our house 5 or 6 times with no luck but found a house or investment properties to buy, just without the finances to go through with it.
It’s difficult to see fantastic investment homes sit on the market or get bought then destroyed when they have such great potential.
Google maps and Google earth have definitely changed the way we ‘see’ things. I looked up your part of the world Sarah and it looks really beautiful.
In fact in consideration of having these amazing Google tools I would be more willing to buy real estate on line in the future.
@Elly – It’s even more beautiful in person. Although Google maps and Google earth are amazing tools they still don’t do the world justice. It’s more about the feeling you get in person while in Canada/ New Brunswick – like a painting instead of an experience.
But with buying and selling investment homes online the Google tools do put things into a much better perspective.
