As you progress in your role as an investor in the real estate market, there may come a time when you need to hire a contractor. Perhaps you have invested in a piece of property and are now ready to build on it, or you have invested in a house that need a little work before you can put it back on the market and earn a profit. Either way, you need a reliable contractor who does quality work. It is important to know what to look for when hiring a contractor.
First of all, you need to understand the responsibilities of a contractor once they take up a project:
• It is the responsibility of the contractor to purchase all of the necessary building materials for the project.
• It is up to the contractor to hire the laborers to complete the project.
• The contractor is responsible for supervising all of the work on the project.
• It is up to the contractor to keep you, the investor, up to date on the progress of the project and let you know of any problems or added expenses immediately.
Once you understand exactly what you are hiring a contractor to do, you are ready to start looking for one to take on your project. Be sure to check credential of any contractor before you hire them. Ask around to fellow investors to find out whom they would recommend for your job.
Ask the contractor that you are considering for your real estate project to provide references. Take the time to look at projects the contractor has done in the past. Look at jobs that are complete as well as jobs that are in different stages of completion. Take note of the contractor’s ability to stick to time frames, the quality of their work, their ability to manage workers and their commitment to customer satisfaction.
