Building Your Buyers List

No matter if your plan is to wholesale or rehab, you will still need to build and effective buyers list. The people on this list are the investors to whom you actively sell your investment properties. If your plan is to go wholesale, these are the people who could possibly make you very wealthy.

If your intentions are for rehab, at one time or another you will come across a property that you are not able to do, simply because you lack the finances. This is the time when you must call upon the investors that you have on your buyers list. You should be able to make a little quick cash by selling the property that you discovered to another investor.

The first thing you need to do is take out an ad in the local newspaper that reads something like:

Investor Special
Priced way below market value!
Call Now!
(123) 456 – 7890

When the other investors start to call you, make sure you get all of their information. Remember to write down their name, telephone number, fax number and email address. Enter all the information that you get into your database. Then, the next time you come across a great deal, you will have a whole list of investors upon whom you can call. Run you newspaper ads for at least sixty to ninety days to get the best results.

Even if the property that you find sells the day you run the ad, continue the ad for the full length of time to build a stronger buyers list. In such a case, inform the interested buyers that the property listed has already sold, but you are lining up another. Ask if it is possible for you to contact them once you have finalized the deal. More often than not, the reply will be a quick, “yes”. In just a few years, you should have a buyers list with as many as a thousand names on it.

    Newspaper ads do really work when trying to build a buyers list. My only experience was through mlm, not real estate, but people do still read print. Their are many free classified paper out there so it doesn’t have to cost you.
