Getting Started in Commercial Real Estate

Finding deals, financing and the actual work involved is rather easy.

You do not have to be Donald Trump in order to succeed in commercial investing. You do not have to have your own television show, be featured on the nightly news, run a casino, own a sports team or have the ideal date on your arm to be successful. In fact, most commercial properties are owned by the average Joe. People just like you are making considerable incomes through commercial property investing all around the globe.

One of the benefits of investing in commercial property is the ease of maintenance because the majority of the time you can hire professionals to take care of all the grunt work. Your management team will collect payments for you and your attorneys and accountants handle most other tasks involved in this type of investing. In comparison to investing in residential properties, investing in commercial properties involves considerably less day-to-day work from you.

Commercial properties have just as much potential as residential properties. You can buy and hold or rent out your commercial property. You can wholesale it, flip it and much, much more.

    Keeping your options open and adding to your portfolio some Commercial Real Estate property is the way to go.
    A very successful uncle of mine had his fingers in many pies one of which was owning commercial real estate and he did extremely well with this. He was by no means a Donald Trump but he didn’t need or have a nine to five job either. We can but live and learn!

    I was interested to read in your article that commercial property can be less work for the investor.

    Of the people that I know who have investment properties, only one has commercial properties.
    You’ve got me thinking now. I always thought that commercial property would be beyond the average investor.

    I’ll have to check out the ads for commercial real estate.

    Being a tenant of a commercial property I think it is less hassle for the property owner (once it is rented out) compared to a rental property. You can pass on all costs to the tenant, the contracts are much stricter on the tenant and you get a long term commitment.

    Getting into commercial property sounds like a great option to me.

    I’ve been interested in investing in real estate, especially commercial properties, for a very long time. Once I start having a cash flow and build up some working capital, I will do exactly that. My ex passed up a chance to own some choice real estate for pennies. It always makes me cringe when I hear about such things.

  5. I know some people for whom this is the preferred option as they find it far less hassle. They do go to some lenghts to find solid businesses as renters and they build in more maintenance conditions than can usually be done for domestic rentals.

    You also don’t even have to get into whole buildings – investing in car spaces in commercial parking garages is another option.

    I have several friends who invest in commercial real estate and they started more than twenty years ago. As you can imagine they are very wealthy now, not as wealthy as Donald Trump but wealthy enough to retire anytime.

    In fact, I have found that the most wealthy people from real estate are commercial investors.
