Finding Buyers for Wholesale Properties

If you have any experience with wholesaling in the real estate market, you know it is very important to have buyers who are ready to purchase your properties as soon as you clear the contract. When you find a great deal, you need cash buyers on hand ready to purchase the property. The greatest dilemma that several wholesalers deal with is finding buyers for their properties.

Call Them All

You have probably seen a sign that read, “We Buy Houses” more than once or twice. Begin by calling all of these numbers. Many investors are out there just waiting for someone like you to call them up with a deal they cannot resist. You know these people are interested in making a great deal, because they took the time to advertise. In addition, to the numbers on the signs in your area, you can also keep an eye open for print advertisement as well as advertisements on the Internet.

When you contact a potential buyer, let them know about the great deal that you have found. Do not waste time telling them about the aesthetic qualities of the property or what a great rehab project it will make. Always let your investors know exactly what is in the deal for them. Give them the value of the home once all necessary repairs have been made. Inform them of the estimated cost of fixing the property as well as how much money you are willing to take for the property.

If the investors that you contact are not interested in making an offer on the current available wholesale property, all is not lost. Ask the investor what type of properties he or she is interested in, how much they are willing to spend and which areas they prefer. Then, take the initiative to go out and find a property that meets their criteria. With each call, your investor contact list will grow larger and larger. Once you find a deal, simply go through your list until you find an investor who will be interested. Soon, you will be making more money than you ever imagined possible.

    I guess that finding a buyer for your property is the biggest problem of any investor. I can see the potential though of building your contact list and knowing exactly what kind of properties they’re interested in buying.

    That way you can go out and find those properties knowing you already have a buyer in place. Win, win deals seem to be the name of the game.
