now that’s food for thought- with only one property i always carried the [apparently] misguided view that i could just handle it myself. now i’ll consider carefully not only getting an agent to marekt it but to choose the agent carefully too. tx.

I agree that choosing the right property manager is vital to the smooth running of your real estate investment portfolio. Would you consider using a member of your family as your property manager?
Or, is it better to choose someone with a good reputation from within the real estate industry itself?
Like Clem I only have one property so I do it myself….I can see however with multiple properties it would be a tedious task to keep up with it all so best to give the job to a proffessional property manager \m/
As with everrthing, finding someone who does the job well and who you can trust is extremely important. With such a huge investment the finding the right property manager who has the experience, qualifications and organisation is paramount.
Jazz, to avoid emotions and possible family disputes if things went wrong I would avoid hiring family…just in case.

As you say a good property manager can be a great asset. There is often discussion about self managed properties,this is something we do with some of ours but it does involve several considerations. Some of these are location of property, trust you have for the tennant.

It is an obvious tactic when you think about it. OK , looking after your own properties may save dollars, but how much do you lose by the time taken up with property management – especially if you are not an expert at it.
Horses for courses – and spreading the load or outsourcing does allow one to focus on what one can do in order to do it well.

Choosing the right property manager while you focus on things you are good at makes total sense.
Much like Interent Marketing really. (Outsource jobs that someone can do better and concentrate on the ones you are so much better at!)

I would agree that a good property manager is a worthwhile tax deductible investment. In my situation I able to give my manager a degree of flexibily in maintaing my property without having to be notified of every minor emergency. This enabled me to take advantage of the economies of scale resulting from my property managers contacts within the trades (referral discounts etc) In addition my tenants were happy with the speed of repairs
At the end of each month I was supplied with a statement showing rental income received less all outgoing expenses. This was very tidy at tax time
