Creating an effective real estate investment team can take a great deal of time. However, having a successful investment team means obtaining, refurbishing and selling properties quickly while earning a huge profit. An effective team has expertise is all of the required areas related to real estate investing.
You need to build an investment team that includes a general contractor, a real estate agent, a property manager, a home inspector, a bank account manager or mortgage broker, an appraiser and a property conveyance lawyer.
Every member of your real estate investment team should have the capability of advising you on ways you can save time and avoid risks. Many times, an investor may feel that in order to save money, he or she needs to fill all of the required roles on their own. However, having experts with knowledge and experience on your investment team can save you an incredible amount of both time and money than researching and tending to all areas on your own.
The individual roles that you must fill with qualified team members are common, so you should have a long list of nominees. You should not be concerned with simply filling each role, but instead with filling each role with the appropriate candidate.
The process of building an effective real estate investment team is tedious. The most efficient way to fill the necessary roles on your team is to network with other investors to leverage for the right team members. Most importantly, as an investor it is your responsibility to interview and evaluate each applicant for a position on your team.

I agree completely and thank you for putting that out there to people: and your solicitor should be involved from the word go on making a contract; as a law student, my books are filled with cases of things that one consultation could have avoided. Real Estate agents are NOT – i repeat- are NOT the right person to be drafting s&p agreements (sorry to all our real estate agent mates, you’re lovely sales people but lawyers you are not!) spend the money, have a lawyer look over everything first.

Wow! That’s a lot of people on your real estate investment team. I understand that they’re all necessary but it feels expensive just reading about their roles. Still, you get what you pay for.
So, if you want to get into real estate investing you really need to build your real estate investment team from the outset.
The only experience I have had in this area is through an aquitance who subdivided his farm…what a long tedious experience. Eventually he hired a real estate investment team to finish the proceedure, they were expensive, around $3k a month, but they got the job done.
Networking to build the team you are happy with and want to do the best by you seems to be important for this process. Using networks gives you the opportunity to find people who have been recommended and 99% of the time those people have reputations which they wish to uphold.
For such a large number of professionals having an effective real estate investment team who work well together could be a challenge to bring together, but in the end well worth the persistence and hunting.

In my experience you find that your real estate investment team will grow over time as your portfolio grows. Some as Clem mentioned solicitors, financiers, inspectors are essential right from the start others may or may not be depending on your own skills.
Building an effective Real Estate team was not something I had really given much thought to, but after reading Sean’s article, I can see why it is almost a “must”.
I am so glad I am reading information like this before I journney into the unchartered waters of Real Estate investments.
