Many opportunities exist in the real estate market, even when the economy is not at its best. Several investors who are new to the market tend to go straight for the single-family homes and miss out entirely on the benefits of investing in apartment buildings. Some investors are intimidated by the details involved in investing in multi-unit properties, as it is different from investing in single unit properties or land. Apartment investing is a much more costly investment than single-family properties. Finding the best apartment building for your money is a discouraging process and to some, the thought of becoming a landlord is stressful.
It is important to understand that investing in a single family home and investing in an apartment building are two fundamentally different tasks. When you invest in a single unit property, the profits that you see are a one-time occurrence and you will have to invest in another property to make more profit.
When you invest in a multi-unit property, once you make the deal and fill the units, the money will continue to come in on a regular basis as long as you are the owner of that property. If you are not interested in managing the property on your own, there are a number of property management services available for hire. These services will take care of all of the maintenance and repairs that are necessary on the property. They will also deal with any tenant concerns and complaints.
Investing in an apartment building is without doubt more complex than investing in a single unit property of just a piece of land. However, the risk you face is smaller and the income is continuous for as long as you own the property. Investing in single unit properties may be the way to go if you are looking for a way to make some money quickly. Apartment investing is best if you are looking to establish a lucrative income stream that will provide you with a significant amount of money month after month.

Hi Sean,
This is an interesting view of investing in apartment buildings. There is a lot more involved when you’re investing in multi-unit properties. But, I can see how it would be great to have that kind of income coming in each month.
This is one time when I’d take advantage of a property manager.
It does seem daunting to invest an run a multi apartment building…most people are worried about finding one good tennant let alone several. The fact that it has multiple income streams is definetly a huge plus though.
