Flipping Out

Imagine that there is an old run down house on the end of one of the streets in your neighborhood. All of the other homes around are big, fancy new houses and there seems to be another on popping up every day. More and more people are moving in and bringing more and more businesses and opportunities with them. Many people drive by the old rundown house, thinking what an eyesore it is and that it should just be torn down.

You on the other hand are not your usually passerby. You are an investor in the real estate market. Since you are an house1experienced investor and you know what you are looking for in an investment property, you are able to see potential where others do not.

A closer inspection on the home is needed before any decisions can be made. You check with the neighbors on either side of the rundown home and find out that the owner is living in another region and has done nothing to the property in quite a few years. Just this first step has provided you with the information that you may have a motivated seller on your hands.

You contact the seller and arrange for a closer look at the property. As you are walking through the property, you realize what a prime location the home is actually in and determine that buyer would be very interested. From the inside of the home, you can see that with some new wallpaper in a couple of rooms and a few nails here and there it is an ideal property for flipping.

Since the seller is motivated, you are able to get an incredible deal on the property, leaving more money to improve the structure. You also save money by doing a great deal of the work on your own. In no time, you will have a luxurious property that is ready to sell.

  1. Hi Sean,

I’m really interested in learning to flip property. There’s a lot of these kinds of properties in suburbs all across Australia. It’s a pretty simple formula to go wandering around the suburbs until you find the worst house on the block.

Then, you just have to figure out if you can make a profit and get the deal done. This is my kind of investment strategy.

I like the way you have used a walk through example of how a real estate deal might go. Putting buyers and sellers together is a great way to make a substancial amount of money.

Just so you know the second last paragraph seems to be missing a word. Thanks for the article :)
